The Planning and Development Services Department consists of the Planning & Development Director, Chief Building Official, and Zoning Administrator/Code Enforcement Officer. The department is responsible for administering the City of Marion Development Codes as well as the North Carolina Building Code. The department is dedicated to providing quality service to residents and business owners as well as developers and contractors doing business in the City for the purpose of promoting a safe and healthy community.
The department’s mission is to encourage safe development to ensure that the public health, safety, comfort, and general welfare of Marion citizens are protected. The department is dedicated to providing quality service and technical assistance to those seeking development services. The department is responsible for the following activities.

The City Council finds it necessary and advisable to regulate the location, bulk, and size of buildings and other structures, and the uses of land for business, industry, residential, recreation, or other purposes, and for such purposes divides the City into zoning districts. Building Services |
The department provides general construction, plumbing, heating, and electrical inspections and plan review services for all new construction, alterations, additions, and modifications to existing structures. The department is responsible for enforcing the North Carolina Building Code and other local ordinances through plan review, inspections, as well as enforcement. |

Code Enforcement |
The City of Marion is committed to providing citizens with safe, clean, and healthy places to live, work, and play. The City’s Code Enforcement Officer works to maintain community standards by enforcing health and sanitation ordinances against tall grass and weeds, junk cars, and unsafe structures. Code enforcement enforces the zoning ordinance to preserve neighborhood property values by preventing inappropriate business use of residential properties, prohibited signage, and other zoning related violations. |

Comprehensive Land Use Plan |
The Planning and Development Services Department prepares a number of plans, reports, guides and studies that foucs on land use, parks and recreation, housing, transporation, environment, and any other elements that influence community growth and development.
The City recently completed the 2012 Comprehensive Land Use Plan. The Plan is the City's official statement of policies for directing growth and development in Marion for the next twenty (20) years. It replaces the 1978 Land Use Plan and responds to new growth pressures, facility and service needs, and other factors that have emerged since the original plan's adoption.
